Multi-Family and HOA Roofing in San Antonio, TX

Texas-RRR is a multi-family roofing contractor in San Antonio, TX. We re-roof apartment complexes and townhome communities, plus the pool houses, rec centers and other common buildings an HOA owns. We walk every building and write one proposal your board can actually read, scoped building by building, then phase the work so residents can park and the pool stays open. Our in-house former insurance adjusters handle property-wide hail claims. Estimates are free.

  • Board-ready written proposals
  • Per-building scope, not a blanket number

What is included with multi-family and hoa roofing

  • Board-ready written proposals

A property manager, an HOA board or a lender can pick it up and follow it: scope by building, roof system, phasing, cleanup. Nobody needs us in the room to explain it.
  • Per-building scope, not a blanket number

Maybe Building 4 needs decking and Building 9 doesn't. We price each roof for what it needs, and the proposal says which is which.
  • Pool houses and recreation centers

Our old site named HOA amenity buildings as a specialty, and they still are. We've roofed them in shingle, metal and low-slope membrane.
  • Hail claims from in-house former adjusters

Former insurance adjusters work on our staff, and the team has 30+ years of claim experience. Every building gets documented, and we're on the roof when the carrier's adjuster shows.
  • 8 full crew teams

Put three or four crews on one property and a 12-building complex takes weeks instead of a season. Many of those crews have worked side by side with us for over 20 years.
  • Free estimates, no obligation

Call (210) 802-6906. We'll walk the property, photograph each roof and send you a written scope, free.

Multi-Family and HOA Roofing Services in San Antonio

A property manager with leaks in three buildings has a different problem than a homeowner with one bad roof. So does an HOA board whose pool house has to be roofed before the pool opens. Texas-RRR works as a multi-family roofing contractor across the San Antonio metro for exactly those people: managers, HOA boards and owners. We roof apartment complexes, townhome and condo communities, and the buildings an HOA owns outright, like pool houses, clubhouses and recreation centers. Repair, full replacement, new construction. We price building by building and phase the job so the property keeps running, and if hail's involved, our in-house former insurance adjusters come along. Each kind of property gets handled a bit differently.

Property types we serve

  • Apartment complexes. Pitched buildings usually carry architectural asphalt shingles, while flat-roof buildings and carports get TPO or modified bitumen. The job is typically a phased replacement over 4 to 30 buildings, with decking repair wherever leaks have run for years. We work with the property manager and the regional asset manager.
  • HOA common facilities. Think pool houses, rec centers, guard houses and mail kiosks, roofed in shingles or standing seam metal and often with a low-slope piece over a covered patio. It's usually one building on a tight window, because the pool has to open on time. Our contact is the HOA board and its management company.
  • Townhome communities. One continuous roof runs across several owners on a shared-wall building, almost always in architectural shingles. We replace whole buildings at once. Re-roofing half a shared roof is a bad idea. We work with the board, the management company and sometimes the individual owners.

Most HOA amenity buildings in San Antonio are in the master-planned communities north of Loop 1604, places like Stone Oak, Alamo Ranch and The Dominion. Apartments cluster along Loop 410 and I-35. We cover both and the rest of Bexar County, and all of it falls under our commercial roofing division.

How a Multi-Building Roofing Project Runs

One house takes a day to re-roof. A 16-building complex takes a plan, and ours looks like this.

  1. Site walk and per-building report. We climb every roof, not a sample of them. Each one gets photos, a decking check and a short note on condition. On a 1990s complex, some roofs have ten good years left. Some don't.
  2. One written proposal. Your board gets a single document to vote on, covering the roof system, shingle line, ventilation, flashing, a decking allowance and a phasing map.
  3. Phasing and resident notice. Buildings go in an order that keeps parking lots, pool access and entrances usable. Residents hear from us in writing before their building starts.
  4. Install. We have 8 full crew teams, so three or four crews can work the same property at once. We only use American roofing brands, and Owens Corning and GAF are the ones we prefer.
  5. Cleanup and walk-through. Magnets go over every lot and lawn to pick up nails. Then we do a final walk with the manager or someone from the board.

Tearing off an older complex? The details are on our commercial roof replacement page. Carports and flat-roof buildings are covered under flat roofing. Building something new, we roof apartments and multi-family projects from the deck up through new construction roofing.

One warning about bids. The cheapest number from a multi-family roofing contractor is usually a blanket price per square with nothing broken out by building, and it climbs the day the crew finds rotten decking on Building 7. Get the scope first. Compare prices second.

Hail Claims on Apartment Complexes and HOA Facilities

When hail hits a complex, it doesn't pick one roof. It gets all of them in one storm. On April 12, 2016, hail up to 4.5 inches fell in Helotes, and that storm ran up more than a billion dollars in insured losses across the metro. The April 28 to May 1, 2021 event threw baseball-size stones along I-10 through the city. Both storms left apartment and HOA roofs damaged by the dozen, and a whole-property claim is messier than one house. Every building needs documentation. The adjuster meeting can eat a full day. And there's usually a supplement, because the carrier's scope skipped decking, ridge vents or the pool house altogether. Our in-house staff includes former insurance adjusters, and our team brings 30+ years of insurance claim experience into that meeting. We document every roof, walk the adjuster through each one, and write the supplement ourselves.

Townhomes and condos add a catch: the governing documents decide whether the HOA master policy or each owner's policy covers the roof, so we read them with your manager before anything's filed. You'll find all six steps of our claim process, free estimate through recoverable depreciation, on the insurance claims page.

Texas Property Code 202.011 and HOA Roofing Rules

We get asked about this at a lot of board meetings. Under Texas Property Code Section 202.011, an HOA can't stop a homeowner from putting on roofing shingles designed to resist wind and hail, to be more energy efficient, or to generate solar energy. The shingles do have to be at least as durable as the ones they replace and, once installed, match the look of the subdivision. Architectural review still applies. But a board can't turn down a Class 4 impact-resistant shingle for being one. Honestly, we think boards should stop fighting it and get ahead of it. Move the community to Class 4 one building at a time and you end up with fewer hail claims and a roofing standard that's simple to enforce. We're glad to help the architectural committee write it, so the next owner who asks gets a yes and not a meeting.

If you're a homeowner in an HOA and need help with your own ARC paperwork, go to our roof replacement page. What's here is written for boards, management companies and apartment owners.

Why San Antonio Boards and Property Managers Call Texas-RRR

We're veteran owned, registered and insured. Our owner has 30 years of roofing experience, and we've finished 2,800+ projects around San Antonio and along the Austin line. With 8 full crew teams, a 20-building complex doesn't sit in line behind residential storm calls. We only use American roofing brands, and our preferred manufacturers are Owens Corning and GAF. Charlie Carreon owns the company. He's the one who comes to your board meeting, and he's the one who picks up the phone afterward.
