What sets our commercial roofing apart

  • Piping and air flow know-how

A house never has the external piping and air flow systems a commercial roof carries. We flash HVAC curbs, vent stacks and conduit properly, since most commercial leaks start at one of them.
  • 8 full crew teams

That's enough people to tear off and dry in a big flat roof in sections. Your tenants stay open while we work.
  • In-house former insurance adjusters

We have 30+ years of insurance claim experience on staff. We'll meet the adjuster on your roof and write the supplement if the first scope comes up short.
  • HOA and multi-family specialists

Pool facilities, rec centers, clubhouses, apartment buildings. Proposals a board can vote on, and crews who work around residents and swim season.
  • American roofing brands only

Owens Corning and GAF are the brands we prefer on every sloped commercial roof we install.
  • Free estimates, no pressure

We walk the roof and photograph every penetration. Then you get a written scope to hand your board or your carrier.

Commercial Roofing Services in San Antonio

Bexar County's commercial buildings wear just about every kind of roof there is. Flat and low-slope membranes, mostly. Sloped shingles on office buildings and clubhouses. Some metal. We work on all of it. Flat roofing is the biggest share, new and replacement single-ply and multi-ply systems, and we've broken out separate pages for TPO roofing and modified bitumen roofing.

If you've got a leak at a curb, a seam or a drain, that's commercial roof repair. Once a roof is past patching, it's a commercial roof replacement. Then there's multi-family and HOA roofing, which covers apartment complexes, pool facilities and recreational centers.

We're based in San Antonio. Our crews have roofed downtown buildings, South Side warehouse and industrial stock, and office parks up north, and we'll take a commercial call anywhere in San Antonio. We also run up I-35 regularly to New Braunfels and the rest of Comal County.

Building isn't up yet? Ground-up jobs go through our new-construction roofing service, and that includes commercial, multi-family and apartment builds.

Why External Piping and Air Flow Systems Decide Whether a Commercial Roof Leaks

Our homepage says commercial roofing requires knowledge about various aspects such as external piping and air flow systems. We wrote that on purpose. Go up on a house and you'll find two or three plumbing vents and a furnace flue. Go up on a commercial building and you're stepping around HVAC units on curbs, condensate lines, gas piping on supports, exhaust fans, electrical conduit, maybe a walkway snaking between all of it. Each one is a hole in the membrane.

So where do San Antonio commercial roofs leak? Usually at a penetration. Rarely out in the field. We see curbs flashed two inches short, pitch pockets somebody packed with roofing cement when they needed pourable sealer, and condensate drains that dump straight onto the membrane and sit against a seam all summer.

Before we price anything, our estimators photograph every penetration on the roof. For a repair, the photos tell us if it's one bad curb or a whole roof of them. For a replacement, they give us a count: how many new curbs, boots and pitch pockets to fabricate before the first roll goes down. There's more on how we track down leaks on the commercial roof repair page.

Flat and Low-Slope Roof Systems: TPO and Modified Bitumen

We put two systems on flat roofs in San Antonio. TPO is a white single-ply membrane with heat-welded seams. Modified bitumen is a multi-ply asphalt system with a granulated cap sheet on top. They both work, they don't both suit every building, and we'll tell you which one fits yours.

For most new flat roofs here, we'd pick TPO. Our summers stay above 90 degrees for months, and a reflective white membrane keeps the deck cooler, which takes some of the strain off the rooftop HVAC units. Once a roof starts moving with the heat, welded seams also outlast adhesive laps. The TPO roofing page has the details.

Mod-bit still has its place. Heavy foot traffic, older buildings with odd details, low-slope sections tied into shingles on an HOA clubhouse. It's thicker and tougher underfoot, and small areas patch easily. Torch-applied and cold-applied options are both on our modified bitumen roofing page.

One thing we won't do: roll a coating over a failed roof and call it fixed. Coatings are fine in the right spot. A membrane sitting on wet insulation has to come off, though, and our flat roofing page walks through how we test for saturated insulation before we give you a number.

Repair, Recover or Replace: How We Make the Call

We ask three things. How old's the membrane? How much of the insulation is wet? Are the penetrations failing one at a time, or all at once? Take a ten-year-old TPO roof with two bad curbs. That's a repair. A twenty-year-old mod-bit roof alligatored across the field, with soft spots under every unit, is a commercial roof replacement.

Recover sits in between. You get a new membrane over the old roof without a tear-off, and since code typically allows a single recover, it saves on disposal and downtime. Tempting, right? We only recommend it when a moisture survey shows the insulation is dry. Put a recover over wet insulation and you've trapped the problem, and the deck rots from underneath. We've torn off enough of those to know.

Then hail gets involved. On April 12, 2016, hail up to 4.5 inches fell on northwest Bexar County, and the storm produced the costliest hail losses in Texas history at the time. During the record hail event of April 28 to May 1, 2021, one cell crossed San Antonio along I-10 toward Seguin. A flat roof doesn't show hail the way shingles do. From the ground the membrane can look fine while every impact has crushed the insulation board under it. Went through either storm and nobody's cored the roof since? Give us a call.

If a storm caused it, our insurance claims team takes it through six steps: free estimate, meeting the adjuster, the audit, a supplemental report, the build, and finally the inspection and recoverable depreciation. Since our in-house staff includes former insurance adjusters, commercial claims that start out underpaid tend to finish fully funded.

HOA Pool Facilities, Recreational Centers and Multi-Family Roofing

Few places in Texas have as many HOA-managed master-planned communities as San Antonio. Stone Oak, Alamo Ranch, The Dominion and Timberwood Park all run pool houses, rec centers, guard shacks and clubhouses. Every one of those roofs belongs to a board, and the board has to vote before anyone spends a dime. We know what they want to see. Photos. A written scope. A line-item proposal, a schedule that stays clear of swim season, and one phone number that somebody picks up. Running that side of it is part of being a commercial roofing contractor, not just a crew.

Apartment complexes are another animal. You've got dozens of identical buildings with people living in every one, and a property manager who still needs the parking lot open. We stage material building by building. Crews are sequenced so nobody sleeps under an open roof, and every afternoon someone sweeps for nails with a magnet. For more on apartment complex roofing and working with boards, see our multi-family and HOA roofing page.

We serve these communities out of San Antonio and head north to New Braunfels too, where the newer subdivisions along the Guadalupe have the same kind of pool facilities and clubhouses.

Commercial Roof Maintenance in a South Texas Climate

Twice a year. That's how often someone should walk a flat roof in San Antonio: early spring before hail season, and again in the fall once the live oaks have dropped. The ponding we see is mostly from clogged drains and scuppers, and when water sits on a membrane past 48 hours the seams start breaking down. More than one roof we replaced could've been saved by fifteen minutes with a leaf rake.

Maintenance visits are available on request. We check the drains, scuppers and gutters, every penetration and curb, and the seams. We look for punctures HVAC service techs left behind, and we photograph anything that's changed since last time. You get a short report afterward. Anything that needs fixing gets quoted separately. Most of it's small.

A maintenance walk usually pays for itself the first time it finds a loose curb flashing before a storm turns it into a wet ceiling tile. Call (210) 802-6906 if you want your building on the list.

Why San Antonio property owners choose Texas-RRR

Ask any property manager what matters when picking a commercial roofing contractor in San Antonio and you'll get some version of the same answer: who's actually on the roof. Ours is a veteran-owned company whose owner, Charlie Carreon, has 30 years of roofing experience, and the roofing itself is done by crews who've been side by side with us for over 20. On a 40,000 square foot membrane roof, that continuity counts for more than it does anywhere else. The roof is only as good as the person welding the seams.

We're registered and insured. We've completed 2,800+ projects. And our in-house staff includes former insurance adjusters, which is a big deal when hail tears up a flat roof, because that's often what separates a denied claim from a funded replacement. Benny R. said it in a Google review: "Referred one of my investor clients and Charlie took care of them and handled everything they needed! Made me look good as well thank you RRR Roofing!"

Our motto is "Be impeccable not only with our word, but the love we have for our God-given talent!" Call (210) 802-6906. Charlie Carreon, our owner, will get a crew lead out to your building.
