From 3,035 Residents to 37,061

Cibolo grew from 3,035 residents in 2000 to 19,580 in the challenged 2010 count, then to an estimated 37,061 in 2023, by the city's own figures. It occupies the western corner of Guadalupe County along FM 78 and FM 1103, about 13 miles east of San Antonio, and it voted to become an independent township on October 9, 1965.

Most Cibolo roofs, then, went on during the last two decades, often in big batches. That matters more than people expect. A street full of roofs the same age tends to wear out together, and one bad hail night can turn a quiet block into a row of claims.

HOA Approval Comes First

The city's Neighborhood Associations page names subdivisions such as Steele Creek (managed by CCMC), Buffalo Crossing, Saddle Creek Ranch, Falcon Ridge, Turning Stone and Cibolo Valley Ranch. The City of Cibolo and the Community Associations Institute San Antonio Chapter also run an HOA Knowledge Series of workshops, with a 2024 series listed.

Our rule: get the architectural approval in writing before anyone picks a shingle. An HOA roof replacement in Cibolo that skips that step can end with a violation letter and a second tear-off. A typical packet holds the shingle line, the color and a copy of the scope. We assemble it at the free estimate, so your board sees exactly what will go on the roof.

Permits, MGO Connect and Where We Start

Cibolo adopted the 2021 International Residential Code under Ordinance 1475. Contractors must register with the city before applying for a permit, and every permit and inspection runs through MGO Connect. The Building Permits and Inspections office sits at 201 West Loop 539. Inspectors answer at (210) 240-0897 and inspect Monday through Friday, 8 AM to 5 PM.

Ask for the registration. A roofer who hasn't registered can't pull your permit, and you'd rather learn that before the old roof comes off.

As for us, we'd rather inspect than guess. Our Cibolo roof inspections cover shingles, flashing, vents and decking, with photos you can hand to your HOA or your insurer. If storm damage turns up, hail damage roof repair follows, with claim help from our in-house former adjusters.

We cover the rest of Guadalupe County too, including neighboring Schertz and roofers in Seguin. Texas-RRR is veteran owned with 2,800+ projects completed. Registered and insured.
