What a Shingle Roof Replacement Includes
Swapping shingles isn't the same thing as replacing a roof. A real shingle roof replacement rebuilds every layer above the rafters, and our crews do it in the same order whether it's a 1,400 square foot ranch in Harlandale or a two-story in Stone Oak.
- Tear-off. Shingles, felt and nails all come off, down to bare decking. Plants and the AC unit get tarped before that starts.
- Decking check. We walk every sheet, and anything soft, delaminated or rotted is cut out and replaced. Our roof decking replacement page shows what we're looking for.
- Drip edge and ice-and-water shield. Metal drip edge on the eaves and rakes. Self-adhered membrane in the valleys and around each penetration.
- Synthetic underlayment. We use it over felt on nearly every job, because it won't wrinkle in August and it holds up if a storm blows in before shingles are on.
- Starter strip, shingles, ridge. Starter course at the eaves, field shingles nailed to the manufacturer's pattern, ridge cap over a ridge vent so the attic breathes.
- Flashing and boots. New pipe boots, new step flashing at walls and chimneys, vents sealed. Cheap roofs reuse old flashing, and that's usually where they start leaking.
- Cleanup. Debris hauled off, gutters cleared, magnet sweep for nails.
Something local to know: the City of San Antonio treats a re-roof that keeps the same pitch as an over-the-counter permit. We pull it for you. Shingles are just part of our roof replacement work, which covers metal and low-slope roofs too.
