What is included with metal roof replacement

  • Full tear-off, every time we can

New steel shouldn't hide old problems. We strip shingles or old panels down to the deck and replace any soft wood we find.
  • Shingle-to-metal conversions

Changing materials means a new drip edge, ridge, pipe boots, vents, sometimes gutters. We plan every piece before a panel gets ordered.
  • Old metal roofs replaced

Rusted screw-down panels come off houses, shops and barns cleanly. Before new metal goes up, we check the purlins or decking.
  • High-temp underlayment

In an Austin August, steel gets hot. So the underlayment under the panels is rated for heat, not leftover felt from a shingle job.
  • Claim help from former adjusters

If hail totaled the old roof, our in-house former adjusters handle the claim, with 30+ years of insurance claim experience to draw on.
  • Austin line, San Antonio crews

Our 8 full crew teams work Travis, Williamson and Hays counties, plus the whole San Antonio metro.

Two Kinds of Metal Roof Replacement in Austin

A Round Rock homeowner who's put on new shingles twice in ten years usually doesn't want to go for three. That's one kind of metal roof replacement call we get from Austin and the suburbs: a conversion from shingles to steel. The other kind is replacing metal with metal. The old roof has rusted at the screws, lost its finish or started leaking at every lap, and the panels have to come off. We see that a lot on older Hill Country homes, ranch houses out toward Bastrop and Lockhart, and shops and barns. We price the two jobs differently.

Conversions mostly come down to hail. On September 24, 2023, hail up to four inches fell on a path from Georgetown through Round Rock, and KVUE later reported roughly 600 million dollars in damage. Fox San Antonio reported that a hailstorm on April 22, 2025 damaged thousands of homes in Georgetown and east Round Rock. After two storms like that, people ask us a pretty fair question across the kitchen table: why put shingles back on at all? Lots of them decide not to. Haven't settled on a panel? Our metal roofing page compares standing seam with exposed fastener systems. If you're leaning toward the concealed-clip profile most homeowners choose, the standing seam metal roofing page has more detail.

What Changes When You Switch From Shingles to Metal

Shingles and metal sit on the same deck. That's about where the overlap ends. When a conversion goes wrong, it's usually because the crew ran it like a shingle job with a different material. On ours, this is what changes:

  • The deck. With the shingles off, we can see every sheet. Anything soft or delaminated gets replaced, so clips and screws have solid wood to bite into.
  • Underlayment. We lay a high-temperature synthetic. On a July afternoon it gets much hotter under steel panels than it does under shingles.
  • Edges and ridge. The shingle drip edge and ridge caps come off, and metal eave trim, rake trim and a vented ridge closure sized to your panel go on.
  • Pipes and vents. Rubber boots designed for shingles don't last on metal, so we put in boots made for panels. A lot of the time we also trade a scatter of box vents for one continuous ridge vent.
  • Gutters. We hardly see snow here. Heavy rain, though, comes off metal fast and in a sheet, so we check gutter size and add a lip or guard anywhere it'd overshoot.

"Can't you just put the metal over my shingles?" Sometimes. It depends on the code at your address and the shape the roof underneath is in. We nearly always advise against it, honestly. Shingles left in place hide the deck, hold heat, and make life harder for the next roofer. Whatever you saved skipping the tear-off is gone the first time someone has to chase a leak through two roofs.

How We Replace an Old Metal Roof

The first question on a worn-out metal roof is what's holding it up. Around Austin, plenty of older metal roofs are screwed to wood purlins nailed across the rafters, with no solid decking at all. Fine for a barn. On a house we'd usually add solid decking. It gives the underlayment a real surface and makes rain a lot quieter.

  1. Inspect from inside and out. In the attic, we look for stained rafters. On the roof, we look for rust at the screws, the laps and any cut edges.
  2. Pull panels and fasteners. The old screws come out and the panels come down in sections. Our crew hauls all of it off your property.
  3. Repair the structure. We replace rotted purlins, fascia and rafter ends, and deck the roof if that's the plan.
  4. Dry in and install. Underlayment first, then the new trim, then panels. Each flashing at walls, chimneys and valleys is formed to the new profile.
  5. Walk it with you. At the end we walk the roof and yard together, and we'll show you each boot and flashing we put in.

A rusty roof doesn't automatically need replacing. When the panels still have life and the problem is the screws or a few bad laps, our metal roof repair crew can usually buy years for a fraction of what new steel costs. If that's the smarter move, we'll say so.

Insurance, HOAs and the Austin Paperwork

Plenty of metal roof replacements begin as an insurance claim, after hail has already totaled the shingle roof. Your carrier owes you a roof like the one you had. Some people put that settlement toward metal and pay the rest themselves. Former insurance adjusters on our in-house staff keep the claim scope and the upgrade on separate lines, which keeps the paperwork clean. Cory L.'s claim got off to a rough start, as his Google review says: "We got a quote for a metal roof and they were rejected by our insurance." After our team got involved, he wrote, "their team had us approved and repaired in less than 13 days." You'll find all six steps on our insurance claims page.

Around Round Rock, Cedar Park and Georgetown, the HOA is the other hurdle. Section 202.011 of the Texas Property Code limits how far a property owners' association can restrict roofing designed to resist wind and hail or improve energy efficiency, with conditions about matching the neighborhood's look. Whether your metal roof qualifies comes down to your deed restrictions. So we get HOA approval before a single panel is ordered. Torn between metal and new architectural shingles?
