A San Antonio roofing company that parks near the permit counter

Getting a straight re-roof permitted in San Antonio takes one trip to the One Stop on South Alamo Street, and our team knows that counter well. Texas-RRR is a roofing company based in San Antonio, TX. We're veteran owned. We run 8 full crew teams, and Charlie Carreon, our owner, puts 30 years of experience into every roof repair, replacement and commercial job.

The city is big. Texas Almanac put the 2021 population at 1,451,853, by far the largest of the roughly 150 places it names in Bexar County. Roofs here range from 1800s homes near the river to newer subdivisions out past Loop 1604, and with 2,800+ projects completed, our roofers have climbed most of them.

Re-roof permits: One Stop, BuildSA and the enclave desks

San Antonio's Development Services Department issues a re-roof permit with no change in pitch over the counter, as long as you bring proof of ownership. Change the pitch and the job goes to full plan review, which adds drawings and time. Our advice? Keep the pitch.

Residential permits run through the Cliff Morton Development and Business Services Center (the One Stop) at 1901 S. Alamo St., or online through the BuildSA portal.

Not every address with a San Antonio feel falls under the city, though. Enclave cities such as Alamo Heights and Castle Hills run their own permit desks with their own forms, and a city of San Antonio permit means nothing at either counter. The Bexar County roofing hub sorts out which desk covers which city.

Roof repair after San Antonio storms

Water does more damage here than people expect. On June 12, 2025, the city got 6.37 inches of rain, its highest daily total since May 25, 2013. Floodwater swept 15 vehicles off the Loop 410 frontage road near Perrin Beitel into Beitel Creek, and 13 people died. San Antonio Fire crews logged 70 water rescues citywide that night. Rain like that finds every tired flashing joint and cracked pipe boot, and the leak often shows up days later as a ceiling stain.

Hail is the other half. The April 12, 2016 storm was the costliest hail event in Texas at the time, with stones up to 4.5 inches in nearby Helotes. In the spring 2021 record hail event, people reported baseball-size hail at Zarzamora and Saunders.

A good roofer starts with roof repair in San Antonio before anyone talks tear-off. If it looks like a claim, our in-house former insurance adjusters can walk you through the insurance claim process.

Roof replacement and commercial roofing

Some roofs are past saving. Curling shingles on every slope, soft decking and repeat leaks in different rooms all point one way. For roof replacement in San Antonio, we install Owens Corning and GAF, the American brands we prefer, and we check the decking before new material goes on. A same-pitch re-roof also keeps the permit simple. And the estimate is free, with a straight answer on repair versus replacement.

Commercial buildings need a different mindset. Flat roofs pond. Rooftop units leak at the curbs, and a business can't close for a week while someone figures it out. Our San Antonio commercial roofing work covers flat and sloped roofs, metal, apartments and multi-family buildings, plus HOA pool facilities and rec centers.

Historic districts and San Antonio communities

The Office of Historic Preservation requires a Certificate of Appropriateness for all proposed exterior work in historic districts and on landmarks. Staff approve most items administratively, and others go to the HDRC. That covers King William and Southtown, and historic Monte Vista.

Up north, Stone Oak works under POA guidelines, and Timberwood Park sits on acreage outside city limits, so we serve it alongside San Antonio. Out west, Alamo Ranch has an HOA for each section. The gated Dominion sends exterior changes to its committee, and Leon Springs straddles the city line on I-10. The San Antonio metro service area page covers the surrounding counties. Call (210) 802-6906, Monday through Saturday, 7 AM to 6 PM.

Neighborhoods we serve in San Antonio

Roof rules and roof ages shift from one neighborhood to the next. A few of them, and what to know about each.

Stone Oak

First-generation roofs in a 1985 master plan

The oldest streets in Stone Oak, the ones wrapped around the golf course that is now part of Sonterra, go back to a master plan filed in Bexar County in 1985. Those first-generation roofs are the ones homeowners there ask about most. The early subdivisions were The Gardens, The Greensview, The Midlands, The Fairways and The Woods, and each sits under its own property owners association rules, so check yours before you change a color or material.

Alamo Ranch

One building boom, one aging schedule

Alamo Ranch went up fast. A local realtor's neighborhood guide describes about 2,000 acres in ZIP 78253, along Loop 1604 and Highway 151, filled with dozens of subdivisions from different builders between 2005 and 2020. Homes built in one burst tend to need roofs in one burst too. The same guide notes that each Alamo Ranch section has its own HOA, so the rules on your street may not match the ones two blocks over.

The Dominion

The committee sees the roof before the gate sees the truck

In The Dominion, the architectural committee reviews the roof spec long before the guard at the gate checks a contractor's truck. That order matters: a crew that shows up with no approval wastes everyone's morning. According to a local realtor's community guide, The Dominion covers about 800 acres on the far northwest side, reached by Dominion Drive off I-10 between La Cantera and UTSA, and it is guard-gated, so we schedule access along with the approval.

Timberwood Park

Roof repair outside city limits

Because Timberwood Park sits outside San Antonio city limits, the city's over-the-counter re-roof permit at the One Stop doesn't automatically apply. We confirm what your address requires before a job starts. Most calls up there are for roof repair. Usually it's a few shingles gone after a storm. Sometimes a leak at a vent, or a valley that's worn thin. On a large acreage roof, a small problem stays small if someone catches it after a big wind or hail event.

King William and Southtown

Roof repair with a Certificate of Appropriateness

Exterior work in a San Antonio historic district such as King William needs a Certificate of Appropriateness from the Office of Historic Preservation. Staff approve most items administratively, and others go to the HDRC. Plan for that step before any material changes. On a house this old, repair often beats a tear-off. Fix the flashing and swap out the sections that failed, and the roof keeps the profile its builders gave it. When a roof has truly run out of life, a roof replacement goes through the same review, and we help you assemble the details the reviewers ask for.

Leon Springs

First question: which side of the city line?

Leon Springs sits 19 miles northwest of downtown on Interstate 10, and the San Antonio city line runs right through it. It's an unincorporated Bexar County community that is now partly inside city limits. Inside, the city's over-the-counter permit for a same-pitch re-roof applies. Outside, we confirm what your address needs before work starts, and we settle that question on the first visit.

Monte Vista

Eighteen styles, one historic district

Monte Vista holds eighteen architectural styles inside 524 acres, and roof work there has to respect the style of the house it sits on. Georgian, Renaissance Revival, Colonial Revival, Art Moderne and Queen Anne homes share the same streets. The city named Monte Vista a local historic district in 1975, so exterior changes go through the same Certificate of Appropriateness process as King William.
