What Actually Goes Wrong on a Metal Roof in Central Texas
It usually starts with a water spot under a roof somebody promised would last forever. And metal roofs do last. A standing seam roof can outlive two or three shingle roofs, and a screw-down R-panel barn roof takes weather that would strip asphalt bare. But low maintenance isn't no maintenance, and Central Texas is rough on metal. Metal roof repair is a big share of our work here.
Hail dents are the damage everyone sees. Golf-ball hail dimples a 26-gauge panel and leaves it intact, but bigger stones crease ribs, fracture the paint and start rust right where they hit. Round Rock saw hail up to 4 inches on September 24, 2023.
Fastener back-out is sneakier. On an R-panel or corrugated roof, every exposed screw sits on a rubber washer, and the Texas sun bakes that washer until it cracks. All the while, the panel is expanding and shrinking through every 100-degree afternoon, which walks the screw up one thread at a time until water follows it into the attic. Seam leaks show up wherever sealant gave out: ridge caps, sidewall and headwall flashings, end laps on long runs, and around every pipe and vent. Then there's rust. It gets started at a limb scratch, a bare cut edge, or a dent that cracked the finish.
When we trace leaks on metal roofs in Travis and Williamson counties, they almost always start at a fastener or a flashing, not out in the flat of the panel. People figure the whole roof is going. It usually isn't.
