New Construction Roofing in San Antonio and Austin, TX

Ask a superintendent what matters in new construction roofing in San Antonio and Austin, TX and you'll hear about the schedule before the shingles. Framing wraps, the deck sits open, and one wet week can cost a builder more than the roof. Texas-RRR has 8 full crew teams working San Antonio and the Austin line. That lets us get decking, underlayment and shingles or metal on a single-family lot, a row of townhomes or a multi-family building without your framer, HVAC installer or drywall crew standing around waiting on us.

  • Single-family and production lots
  • Multi-family and apartments
  • Shingle, metal and low-slope in one bid
  • Dry-in the day framing finishes

What is included with new construction roofing

  • Single-family and production lots

One crew lead stays with a subdivision phase from start to finish, so the details on the last closing look like the model home.
  • Multi-family and apartments

Townhomes, garden-style apartments, mixed-pitch buildings. Shared valleys, firewall parapets and dozens of penetrations on every roof.
  • Shingle, metal and low-slope in one bid

Owens Corning and GAF architectural shingles, standing seam metal, TPO or modified bitumen where it goes flat. One crew and one schedule for all of it.
  • Dry-in the day framing finishes

Synthetic underlayment, ice-and-water in the valleys and drip edge go on quickly, and the builder's inspections and inside trades don't stall.
  • Documented handoff

We photograph decking, flashing and ventilation before they're covered, then walk the punch list with your super before leaving the lot.

Why builders across the Austin metro bring us their new roofs

Leander ranks as the fourth fastest-growing city in the country over 50,000 people. Kyle is number two. Drive either one and you'll see the same thing: framed houses with bare decks, waiting. Plenty of builders who used to split a single phase between three roofers now hand new construction roofing to us.

Mostly it comes down to crews. We field 8 full crew teams, and many of them have worked side by side with us for over 20 years. Those crews have more than 2,800 projects behind them, and our owner, Charlie Carreon, has 30 years of roofing experience. Why does that matter on a production schedule? Because a crew that's run the same valley detail a thousand times doesn't get sloppy on lot 47 of a 60-lot phase.

Texas-RRR is veteran owned, registered and insured. A new build gets the same Owens Corning and GAF products we install on every residential roofing job in both metros. Send plans. We'll do the takeoff, and the bid's free.

What goes on a new roof, and the part most builders never see

New roofs almost never fail at the shingle. They fail at the dry-in and the flashing, and once the house is finished, you can't see either one. So that's where our attention goes.

The deck gets checked before any underlayment touches it. We look at nail patterns, sheathing gaps, soft spots and the clips the framer missed, and fix them first. Synthetic underlayment goes over the field, with ice-and-water membrane in every valley and along every eave. At the walls, step flashing goes in one course at a time. Never one long strip with caulk smeared on top. And since an Austin attic in August is brutal, intake and ridge exhaust get sized together so the roof can actually breathe.

The finish layer is where you have choices. Owens Corning or GAF architectural shingles are the production standard. We'd put impact-resistant shingles on every Austin-area bid, at least as an option, because the Sep 24, 2023 hailstorm dropped 4-inch stones on Round Rock and caused about 600 million dollars of damage across Travis and Williamson counties. On custom homes, standing seam metal roofing handles that kind of weather and outlasts anything else we install.

Multi-family, apartments and commercial new construction

A garden-style apartment community isn't one roof. It's eight or twelve of them, released on a phased schedule, each with firewall parapets and valleys shared between units, plus a low-slope piece over the breezeway or clubhouse that wants TPO or modified bitumen, not shingles. We bid the whole property as one scope, and our own crews do both the steep-slope and the flat work. Your general contractor deals with one roofer.

We work off the superintendent's inspection calendar and dry in buildings in whatever order the framer releases them. Each building gets its own photo log for closeout.

Later, when the property goes to an HOA or a management company, they call the people who built the roof. That's the long-term side, and it's covered on our multi-family and HOA roofing page, along with board-ready proposals and insurance claim help after a storm.

How a new construction roofing bid works with us

You don't need a pitch. You need a number, a crew count and a start date. Here's how we get you there.

  1. Plan takeoff. Send the roof plan or the lot address. We measure squares, pitch, valleys and penetrations, and we'll point out anything on the drawings that's going to leak later.
  2. Free bid. The system spec (underlayment, flashing, shingle or metal, ventilation), priced per lot or per building.
  3. Schedule lock. Crews get slotted against your framing release dates, with slack for Central Texas weather.
  4. Dry-in and finish. Deck check, underlayment and flashing first. The finish layer comes on a later day, so the builder's inspection fits in between.
  5. Walkthrough. Your super and our crew lead walk every roof before we pull off. Punch items are fixed before the next phase starts.
